Representing non-English-speaking clients can offer a number of challenges for Realtors®. You may face communication issues as well as cultural differences. You may want to consider working with an interpreter for non-English speaking clients and clients with physical communication challenges.

Spanish Standard Forms

The Standard Forms Translation Task Force recommended translating the Seller’s Property Disclosure Statement (Form SPD) into Spanish as a reference copy only for Spanish-speaking sellers. The task force believes that the Seller’s Property Disclosure Statement is a unique form in that it is one that sellers are left to complete on their own. This is also a form that creates liability for sellers and generates many mediation requests. Translation of this form into a reference copy, in conjunction with a Consumer Guide, will allow sellers to better understand the questions being asked on the form and properly answer them.
