Fair Housing and Anti Trust
About this Course
This course will fulfill the PA SREC mandatory CE requirement for 2 hours on fair housing and will also satisfy the new NAR-required fair housing training required every three years. In addition to the 2 hours of fair housing training, the balance of the 1.5 hours focus on anti-trust. As we have seen over the past few months, comments from licensed agents about the NAR/DOJ settlement reveals a deep lack of understanding about anti-trust.
Fair Housing topics will include implicit and unconscious bias and the legal ramifications of violating fair housing laws. We will review the Sherman Anti-Trust Act, along with other anti-trust regulations, and touch on ethical requirements regarding anti-trust. Course materials will include case studies, quizzes, and discussion.
Learning Objectives
- Identify both the historical and current issues regarding Fair Housing in the real estate industry.
- Review legal cases and outcomes as they affect real estate.
- Analyze case studies and identify bias, including unconscious bias and implicit bias.
- Identify main components of the Sherman Anti-Trust Act
- Review terminology including price fixing and group boycotts
- Evaluate how an agent can comply with the requirements to negotiate fees with both buyers and sellers and avoid any violations of anti-trust.
- Create a plan for the student to self-check themselves on Fair Housing and Anti-Trust.
