What Sellers Are Expecting in Today’s Market

In today’s fast-moving, market, many sellers are optimistic about their expectations on their home sale.

According to a recent survey from Clever Real Estate, 43% of sellers expect their home will go for over listing price, 36% report they think they will be able to negotiate a better price or contingencies, 31% predict the appraisal will come back higher than the sale price and 30% think there will be multiple offers. Only 25% said they believe they will have difficulty finding a buyer or receiving asking price for their home.

Fifty-three percent of sellers said they expect to accept an offer within the first month of listing, with 8% planning for it to take less than a week and 19% expecting it to take one to two weeks. However, 74% report their main concern about listing is that their house will take too long to sell, while 69% said they are afraid they won’t get the price they want and 67% said they don’t like the idea of strangers in their home. Additionally, 30% cited the most challenging part of selling their house is preparing it, while 20% said pricing it correcting. Another 19% said finding a Realtor® is their biggest challenge.

More than half of respondents said they they use online real estate platforms to find a Realtor® and 48% said they check online reviews. Forty-two percent rely on friends and/or family for referrals, 42% use a personal friend and 32% use an online search to find their agent. But sellers are contingent of choosing the right Realtor® to list their home. Fifty-seven percent said the biggest risk of choosing the wrong agent is losing out on a higher sale price, 56% said it’s the house taking too long to sell, 54% said it’s the contract falling through due to errors and 51% said it’s overpaying on commission.
