Did you use “granite countertops” as a description in any of your real estate listings last year?
Most likely. That was the most used detail about features and entities in listings by agents in 2019, followed by hardwood floors and stainless steel appliances, according to a recent analysis by Point2homes.com. Interestingly, the price of the home tended not to impact the top descriptions in a listing, except when houses hit the $1 million and over mark. Then, features like chef kitchen, spa, ocean views, wine cellar and media room become more prevalent.
Regardless of the price range, throughout the home, there were rooms that elicited certain popular descriptions. In the kitchen, the most used descriptions, after granite countertops, included updated, open, gourmet and large. Other popular features included stainless steel appliances, breakfast bar, kitchen island, quartz countertops and custom cabinets. An “open” living room was the most common description for the space, but people also liked using spacious and split-floor. A family room fireplace is also a nice addition if your sellers can offer it.
A washer-dryer in the bathroom is the most common feature talked about in listings, but double sinks, a jack and jill bath, dual vanities, a tile shower and an updated bathroom were all popular features. In the bedroom, large and spacious were popular adjectives, as was beautiful. A walk-in closet is also a popular descriptor.
Outside, a covered deck is the most commonly used descriptor, but don’t count out a screen porch, fenced backyard, large deck or storage shed, as all these features also fall in the top 10. Other popular amenities include mature trees, sprinkler system, large backyard, covered front porch and fully fenced.
When describing a home, you may want to steer clear of the most popular adjectives to make your listings stand out. Large, new, great, walk-in, open, full and beautiful were the most-oft used words.
