Strategizing your social media plan
“You don’t want to be a jack of all trades, master of none,” said Chirag Shah, the owner of Life NY in Westchester County, New York, and the founder of Lifestyle Westchester.
Shah will be presenting on how to best utilize social media at next month’s Triple Play in Atlantic City.
“Realtors® are being told to use every form of social media, and they’re scattering themselves over everything. It can make them frustrated. They need to have a strategy and a plan. It’s best to learn one platform and then move on. I think everyone should try this stuff. Don’t be afraid.”
Shah said he aims to give Realtors® a minimum of one new thing that they can implement that day in their business to make more money. “Offer your clients better experience. Social media is an opportunity to take yourself and your message out in ways you never expected.”
However, Shah said many Realtors® miss the point of social media. “Their pages look like spam. They are just listing after listing. People know who you are and what you do. People want to work with people. If you’re only pushing your listings, people think you’re pushy and a poor listener. Your social media should be a place to get to know you.”
Shah said one way to make your social media more inviting is to do video tours of the homes, sharing more than just the basic room-by-room tour. Talk about experiences and memories that can be made, he said. “Make it interesting.”
Facebook and Instagram are the top social media channels Realtors® should be using, he said. But don’t discount YouTube, it can be a great resource to upload your videos.
“People like to see the behind-the-scenes in someones life,” he said. “Capture those moments. Get away from observations about the house. Talk about what it would be like to live in this house. We should all be community experts. Talk about where you go, what you’re doing, everywhere you go today.”
