Realtors® Reveal: 3 Things Consumers Should Know About Inspections

A home inspection can be a helpful tool for prospective homebuyers seeking to learn more about a home they’re considering. It can reveal safety issues and maintenance problems, as well as other important information about the property. Here are three things Pennsylvania Realtors® want consumers to know about home inspections. 

1. An Inspection Is a Valuable Learning Opportunity 

    “The inspection process is stressful, especially considering you are paying someone to walk around for a few hours and highlight all the negatives,” says PAR First Vice President Eric Rehling. “Buyers want to go in with a mindset of listening and learning.” 

    “The inspector will point out not just the current issues but also the approximate ages of the major systems, how to shut off water or electricity during emergencies, etc. It really is an opportunity to learn and understand how the home functions, as opposed to just being told what is wrong with it. With this learning mindset, the buyer is in a better position to be a responsible homeowner post-settlement. They can begin budgeting for replacement of the systems that are nearing the end of their service life.” 

    2. An Inspection Is Not an Insurance Policy Against Repairs 

      “Consumers should be aware that unlike real estate professionals, in Pennsylvania, no licensing is required by the state,” notes PAR President Bill Lublin. “Our state law defines the job, has requirements involving field training and experience and sets penalties for misrepresentations of fact in an inspection report.” 

      “Consumers should know what warranties may or may not be offered, and that an inspection is not an insurance policy against repairs,” he adds. “They should also ensure that the inspector carries more than the legal minimum insurance.” 

      3. Research Is Key 

        PAR President-elect David Dean emphasizes the importance of researching home inspectors before choosing one to work with. 

        “Read the reviews online,” he advises. “A lot of pain can be avoided through proper vetting and background checks during the selection process.”
