
The real estate market showed increases that we’ve traditionally experienced in the spring last month.
Home sales grew 21% in March compared to the previous month in Pennsylvania, according to a report prepared for PAR. March home sales totaled 8,230, up from 6,751 in February.
Prices and the available inventory were also up compared to February. The market saw a 2% increase in the median home sales price in March and a nearly 10% increase in available inventory compared to February.
The March median sales price for residential properties rose to $285,000, up from $279,00 in February. The March 2025 median price is up about 5% year over year.
The number of homes listed in March was 32,761, up nearly 10% from February 2025.
As Realtors® know, many homesellers list their properties in the spring, when the weather is warmer and the blooming landscapes show their homes in the best light.
We also see more motivated homebuyers who want to make a move in the spring or summer, which allows them to settle in their new homes before the next school year or other life events.
