
Sellers with homes on the market right now may find next week to be their lucky opportunity to accept a profitable offer. Realtor.com says the week of April 13-19 is expected to have the most ideal balance of housing market conditions that favor sellers this year nationwide.
This finding was based on past seasonal trends and housing metrics, including competition from other sellers, listing prices, market pace, likelihood of price reductions and homebuyer demand.
Realtor.com predicts that next week will see above-average home prices, above-average buyer demand, a quicker market pace, lower competition from other sellers and below-average price reductions.
“While we’ve identified April 13-19 as the best week to list for sellers, the housing market remains undersupplied, so a seller listing a well-priced, move-in ready home is likely to find success,” Realtor.com notes. “Because spring is generally the high season for real estate activity and buyers are more plentiful earlier rather than later in the year, listing earlier in the spring raises a seller’s odds of a successful sale.”
Moreover, Inman shares that homes listed during this period have historically achieved 1.1% higher prices than the year’s average and 6.7% higher prices than those listed at the beginning of the year. For this year, this could translate to $4,800 higher than an average week and $27,000 more than listings in January.
Inman also reports that mid-April consistently sees 17.7% more views per listing on Realtor.com than the rest of the year, and homes listed during this week sell nine days faster than those listed during other weeks. There are also 13.2% fewer listings during this week and 20.9% fewer price reductions.
