Home Staging Leads to Faster Sales and Increased Prices
As the housing market changes, home staging is becoming an important tool for showing a house at its fullest potential.
According to Barb Schwarz, the inventor of home staging and the staging industry, there are five top reasons why professional home staging influences the real estate market and why it has become an essential component of successful property marketing strategies.
Faster Sales and Increased Return on Investment
Staged homes tend to sell faster than their non-staged counterparts according to several studies. Additionally, staged properties often command higher offers and can yield a greater return on investment for sellers. The cost of staging is typically a fraction of the potential increase in the sale price, making it a wise investment for sellers.
According to the National Association of Realtors® 2023 Profile of Home Staging, 48% of sellers’ agents reported that home staging decreased a property’s time on the market. In addition, 20% of both buyers’ and sellers’ agents said home staging increased the dollar value offered by between 1% and 5% compared to similar homes on the market not staged.
Highlights a Property’s Potential
Showcasing a home’s key features and creating an inviting atmosphere are ways professional home staging brings out the full potential of a property.
“A home stager can ensure the property’s best attributes are emphasized with careful arrangement of furniture, lighting and decor, making it easier for potential buyers to envision themselves living there,” Schwarz said. “By transforming empty or cluttered spaces into visually appealing and functional areas, staging helps buyers imagine the possibilities and increases their desire to make an offer.”
Maximizing Visual Appeal
By optimizing the layout and flow of each room, staging helps create a sense of spaciousness, warmth, and harmony, which can captivate buyers and motivate them to explore the property further.
“First impressions are crucial in real estate and professional staging plays a pivotal role in creating a visually appealing environment,” Schwarz noted.
Establishing Emotional Connections
Creating an ambiance that fosters an emotional connection, allows buyers to imagine themselves living in the home. Four out of five buyers’ agents (81%) said staging a home made it easier for a buyer to visualize the property as a future home, according to the NAR study.
“Tapping into the emotional aspect of buying a home by creating a space that evokes position emotions and resonates with potential buyers on a personal level and often resulting in quicker sales,” she added.
Stand Out from the Competition
A staged home can leave a lasting impression and differentiate itself from other homes.
“Staging helps a property appear well-maintained, up-to-date and move-in ready,” Schwarz said. “This can lead to increased buyer interest, more showings and ultimately, a higher likelihood of securing a faster and more lucrative sale.”
