Allentown Ranked as a Top City for Homesellers

One Pennsylvania city made Realtor.com®’s list of top 10 cities for homesellers. The team at Realtor.com looked at the 100 largest metropolitan areas in the U.S. to find real estate markets that most favor sellers.

They evaluated May 2023 listing data, and ranked each location based on the number of days that the median listing is on the market, combined with the portion of listings that have had the price reduced. These combined metrics show where homes are selling faster than average, along with fewer sellers reducing prices to make a sale.

Allentown was listed as No. 5 with Realtor.com noting the median list price is $384,250 and median days on the market at 25. The market saw one in 10 listings with a price reduction. In addition, Realtor.com noted that the price growth over the past several years has outpaced every other metro on the list, rising 78% since before the pandemic.

“Allentown – and the Lehigh Valley as a whole – is a seller’s dream because there is rarely, if ever, a shortage of someone wanting to live or work here. It’s not just the current state of the market, with low inventory and not enough new construction, that has brought the area to this point,” said Howard Schaeffer, president of the Greater Lehigh Valley Realtors®. “Allentown and its surrounding areas have a lot to offer with numerous culture hubs, venues, events and recreational activities. Trips for work or pleasure to cities such as New York City and Philadelphia are reasonably quick and painless. We have the location, we have community colleges and four-year universities, we have two top-rated and expansive health networks, we have cool things like a minor league baseball team with the Lehigh Valley Iron Pigs, and the largest free admission music festival in the U.S. with Musikfest. I mean, I could talk for hours about what Allentown and the Lehigh Valley have to offer in terms of living, working and playing. If a seller wants a buyer, any local Realtor® will tell you we have plenty ready to move right in.”

Other cities making the Realtor.com list included: Rochester, N.Y.; Hartford, Conn.; Portland, Mass.; Milwaukee, Wis.; Virginia Beach, Va.; San Jose, Calif.; Providence, R.I.; and Toledo, Ohio.
