Listing in the winter showing increased chance of quick, financially beneficial sale
While spring remains the best season to put a house on the market, winter is not too far behind.
According to Redfin, for spring listings, 18.7 percent of homes received more than asking prices, but 17.5 percent of homes listed in the winter also received more than asking prices. Additionally, in a 30-day window, 48 percent of homes listed in the spring were sold, compared to 46.2 percent of homes listed in the winter. Just 23.7 percent of homes are listed in the winter, compared to 32.6 percent in the spring.
Comparatively, of homes listed in the fall, only 14.7 percent sold above the asking price, and 41 percent sold in 30 days or less. In the summer months, 15.1 percent sold above asking price, and 43.6 percent sold within 30 days. Fall has the lowest percentage of homes being listed, at just 17 percent, while summer saw 26.7 percent of homes listed.
Of the 23 metros analyzed, Philadelphia was the only Pennsylvania city to make the cut. In Philadelphia, homes were most likely to sell above asking price in the winter. In the spring, 7.1 percent of homes sold for more than asking price, compared to 6.4 percent in the fall, 6.1 percent in the spring and 7.3 percent in the winter. However, in the Philadelphia area, listings posted in the spring are more likely to move off of the market in 30 days or less. In the winter, 14.2 percent sold in less than 30 days, compared to 13.5 percent in the summer and 12.7 percent in the fall, while 15.7 percent of homes listed in the spring sold in 30 days or less.
